Since 1962, a Robertson Properties Group (RPG) affiliated entity has owned and operated the leasehold property and Drive-In improvements at the Kam Drive-In site. In 2007, a RPG affiliated entity purchased the fee simple interest in the Drive-In property from Kamehameha Schools, the largest private landowner in Hawaii, with the intention of redeveloping the property. Since RPG's purchase in 2007, Form Partners has been working with RPG to rezone the property to allow for the development of a high density urban mixed use transit oriented development (TOD).
On behalf of RPG, Form Partners is managing all aspects of the projects preliminary development and entitlement activities including overseeing the project's master plan (Retail - + 170,000 SF, Office + 30,000 SF and Residential - + 1,500 units), coordinating the rezoning entitlement process (B-2 to BMX-3), inclusive of an Environmental Impact Statement, traffic studies, community outreach, transit oriented development zoning overlays, and cost feasibility analysis.
One of the last large zoned properties in Honolulu's urban core, the property is situated in a dense, mixed-use community adjacent to the second largest shopping mall in the state and is in close proximity to both the interstate freeway and a major highway (H-1 & Kamehameha Hwy).
The property is also located within a quarter mile of the planned Pearlridge Rail Station, part of the City and County of Honolulu's planned $5+ billion elevated mass transit rail system. As a result, LWPA is expected to become the first mixed use Transit Oriented Development in the State of Hawaii.
