Prospect Properties LLC, an affiliate of Form Partners LLC, purchased and consolidated 1.62 acres of A-2 zoned land on the slopes of Punchbowl crater in the heart of Honolulu in April of 2007. The consolidated purchase included five different owners/sellers of 9 separate parcels, consisting of 12 single and multi-family structures with 19 tenants.

U.S. Pacific Development, coordinated the acquisition, financing and the design of a 95+ unit, 4-story urban mid-rise building, comprised of 1, 2 and 3 bedroom units, featuring a pool, recreation room, roof top decks, a community roof top deck, recreational area, and underground parking. Construction is expected to begin in the fourth quarter of 2013 and total project sales are expected to exceed $80 million.

USPD secured all entitlements for Skyline Honolulu including coordinating and finalizing agreements with the Punchbowl Special Design District (PSDD), addressing community and neighborhood board concerns, coordinating all public hearings and all required impact studies necessary to attain the PSSD permit.
