U. S. Pacific, Inc. (USPI), an affiliate of Form Partners LLC, established a partnership with Japanese developer Highness Kosan in 1991. USPI located, negotiated and purchased an 8.2-acre site zoned for multi-family use at the Waikoloa Resort on the island of Hawaii. USPI coordinated and managed all aspects of the development from property acquisition through construction and sales for this 122-unit luxury condominium project. Related entity U.S. Pacific Builders, Inc. was the general contractor. Total sales exceeded fifty million dollars ($50,000,000).
