Prior to Form Partners, Chris founded U.S. Pacific Development LLC; a Honolulu-based Real Estate Development Company. Under Chris\u2019 leadership, Form Partners and U.S. Pacific Development combined have developed over 400 resort, urban residential, and commercial condominiums in the State of Hawai\u2018i, with a total development cost of more than $200 million. Form Partners has also entitled property allowing for an additional $2B of development costs in the State of Hawai\u2018i.<\/p>\n<p>Furthermore, between April 2019 \u2013 May 2021, as the Senior Director of Planning and Development at Kamehameha Schools\u2019 (KS) Commercial Real Estate Division (CRED), Chris was responsible for leading and managing all the Planning and Development team\u2019s work within CRED\u2019s portfolio of assets (currently valued at approximately $3.5 billion with a 10-year development pipeline of approximately $900 Million).<\/p>\n<p>Chris is an active member of the Urban Land Institute (ULI), serving as the Hawai\u2018i District Chair in 2017 and 2018, and is a member of the Urban Development Mixed-Use (green flight) national product council.<\/p>\n<p>Previously as a member of National Association of Industrial and Office Properties (NAIOP) Chris served as a board member and as the President of the Honolulu chapter in 2007. Chris is also an alumnus of the Pacific Century Fellowship program, class of 2007, and a graduate of the Federal Bureau of Investigation (FBI) Citizens\u2019 Academy, class of 2008.<\/p>\n<p>Chris serves on the board of directors for Hale Kipa (House of Friendliness), where he acts as the co-chair for the annual giving committee and the facilities committee. Michael co-manages all aspects of the firm\u2019s development pipeline, from acquisition through design and construction, including its affordable housing joint venture projects with Highridge Costa in Hawai\u02bbi.<\/p>\n<p class=\"p1\">Mr. Saines is a seasoned real estate professional with over 25 years of experience in capital markets, structured finance, business development, real estate development, and planning. Michael began his career in finance as an options trader on the floor of the American Stock Exchange in New York. Michael later managed proprietary derivative trading and arbitrage books for Merrill Lynch and Citadel Investments in Tokyo and became a partner at Toji Trading Group.<\/p>\n<p class=\"p2\">After moving to Honolulu in 2012, Michael transitioned to real estate development and joined Form Partners as a senior financial analyst and project manager.<span class=\"Apple-converted-space\">\u00a0 <\/span>In 2018 he joined Avalon Development Group as Chief Financial Officer, where he worked on strategic planning, project underwriting, debt structuring, land acquisition, and entitlements, including the $500 million Sky Ala Moana project and the condominium conversion of the $150 million Hale Ka Lae apartments in Hawaii Kai.<\/p>\n<p class=\"p1\">In 2020, Michael joined Kamehameha Schools\u2019 Commercial Real Estate Division to help manage its $3.5 billion portfolio. At KS, he was responsible for the planning, underwriting, and execution of KS&#8217; Kapa\u02bbakea project, a 6.5-acre mixed-use project in the historic M\u014d\u02bbili\u02bbili district of Honolulu, as well as KS\u2019 Waiawa project, a 12,000-home Master Planned Community in central O\u2019ahu.<\/p>\n<p class=\"p1\">Michael received a BA in political science from the University of Massachusetts at Amherst. He also holds certifications from the University of Pennsylvania&#8217;s Wharton School Business Foundations and the A.CRE Real Estate Accelerator programs. Juan has managed the design and overseen the development of several Form Partners projects, including the Ilikai Waik\u012bk\u012b, Cove Waik\u012bk\u012b, Royal Palms Poipu Beach, and the Vanguard Lofts, among others.<\/p>\n<p class=\"p1\">Before joining Form Partners, Juan held senior positions with Pacific Atelier International and Fine Builders.<\/p>\n<p class=\"p1\">Born, raised, and educated in Colombia, Juan has been a resident of Hawai\u02bbi since 2001. He received his Architecture Degree from the prestigious University of San Buenaventura in Cali, Colombia, and has acquired additional instruction in master planning and landscape design. In 1989, Mr. Deuchar founded U.S. Pacific Construction, Inc.\/U.S. Pacific Builders, Inc. which combined grew to be one of the top 5 General Contracting companies in the State of Hawai\u2018i. In 2005 Mr. Deuchar sold U.S. Pacific Construction to The Ledcor Group of Companies, the second-largest contractor in Canada. Over his career Mr. Deuchar has built more than $3B of commercial and residential real estate as either the general contractor and\/or the developer.<\/p>\n<p>Mr. Deuchar has also been the Managing Member\/Partner in several high-profile development projects in Hawai\u2018i including The Windsor, the conversion of the 44-story Outrigger Hobron Hotel from 612-hotel rooms to 180-condominiums. Mr. Deuchar was also the Senior Project Director of the Hyatt Regency Waik\u014dloa Resort (currently the Hilton Waik\u014dloa) on behalf of the project\u2019s owner\/developers (Pritzker Family, Bass\/Boeddeker, Kumagai Gumi, Chris Hemmeter). The $360 million (in 1990 dollars), 1,244-room luxury resort project was at the time the largest hotel development project in the world.
